Is Huncoat Village the Place to Be?
 

Good morning all,
I am considering buying a house on the new Elite Homes/Betts development on Bluebell Way etc and am hopoeful that some of you will be able to advise me as to life in the village?
One of my work colleagues (originally from Accrington) suggested that the area was a 'little bit ropey, to say the least', and I apologise to anyone I offend by quoting verbatim his remarks!
I've noted from a quick search of your (very impressive) site that this question has been asked and answered before but I'm just looking for an update if possible?
One point that initially disturbed me was the actual number of houses up for sale on a relatively new development - why would so many people look to buy a £180,000 to £300,000 new home and then feel the need to sell again within twelve to eighteen months?
Are there regular problems with the travellers site and it's occupants? Is there a frequency of crimes such as burglary or car break-ins? Are there problems with groups of kids hanging around the streets in general and/or on the new development in particular?
Are the local pubs friendly and welcoming or 'no go areas' as my workmate (who does have a general tendency to overexaggerate) suggested?
Having re-read my post, I realise that for a first-timer, I've been pretty blunt and direct and could perhaps have introduced myself with a little more grace? I unreservedly apologise for this, but when you're thinking of stretching yourself to your absolute financial limits and spending around £250,000 on a 'home for life', I think blunt and direct is the only way to go!

I lived in the village a few years ago, and it was absolutely fine then. I have a couple of friends that live in the estate on Bluebel way and the only thing they talk about is the wind (at the back of the estate, it is completely open and the wind gets quite harsh). The estate itself is lovely, and when I've driven through, yes kids are playing out, but only footie etc, normal kids stuff.

The houses itself are fab as well, really spacious.

My parents live in Huncoat Village. The village is fine, the bad area is the Within Grove estate which is the other side of the railway line....well it's not even in Huncoat at all, it's in Accrington but for some reason it gets referred to as being in Huncoat, giving Huncoat a bad name. :(

My parents live very near the Bluebell Way estate and there are no problems with travellers, the travellers site is at the bottom of Whinney Hill tip.

It's very quiet round there. My parents go in the Black Bull pub wihich is noce and friendly. :)

never known the village to have much trouble,never lived in huncoat but had many mates up yon way back, as lilly says the "Black Bull" is a nice little boozer,know a few that still go in. the within grove estate as others say is well away n in accy anyway, never known probs in village with travellers.;)

Well I Know A Good Bit Of News About Within Grove And All I Will Say Is If It Gets The Go-Ahead It Will No Longer Trouble You ;)

ive only ever been through Huncoat ONCE in my whole life, i was warned to stay away from it by my mum as a kid, so i never went

half of the houses have been knocked down havent they, on the estate bit nr bolton avenue?

I'd be surprised if you were referring to Huncoat village. Do you mean Bolton Avenue / Within Grove? :confused:

That's actually Accrington.

Thanks for all of your replies and apologies for my own tardiness!
It would certainly seem that the information I had received was outdated and ill-infomed.
The one thing now that keeps me worried at nights is the sheer number of houses that are up for sale on the development.
Why would so many people want to get away from what should have been a dream home so soon? What, if anything, are they not telling?
Or am I just being paranoid?
If anybody has any further insight, I'd be extremely grateful.

Well it looks nice to me and we considered buying on there although it is now a bit to pricey but perhaps this is why so many are up for sale , can people still afford their mortgages? The only thing that put us off is the fact Huncoat is now in the middle of one huge industrial area and more are being planned, it will be a real shame if the Recycling plant on the former power station site gets the go ahead. our daughter goes to Huncoat Primary and it is a lovely school with a real community spirit which is also reflected around the village before we decide if we will make a move there we are gonna wait for further developments regarding the industry situation.

Not sure in this case, but with a lot of new developments you find people buying off plan, usually at a discounted price, in the hope of making a profit when the development is complete. This could be investors, or people who reside in their new property, and sell when the prices have risen.

People might not be so lucky in the future, if the predicted down turn in the housing market is correct.
