Hargreaves warehouse

The Grade II listed Hargreaves Warehouse in Canal Wharf Works, Church, has been valued at £150,000. its going into auction, wonder who will buy and what it will become!

As it's Grade II listed there'll be some restrictions on what they can do with it - hope it is bought and developed. It could be the start of improving that whole little area.

Well it might end up as small works units or something. If it kickstarts some real development in Church then well and good but it might end up as a dead duck. If it is redeveloped were is the rest of the money thats needed come from.

That building is worthless as a grade two listed building, along with ownership of the building goes the responsibility of it's upkeep and putting it back to its original state, the exterior cannot be changed, and in some areas the interior. there is another grade two listed building in Accrington that has been tried at auction a few times but has failed to reach anywhere near the optimistic reserve that has been placed on it, it is currently being vandalised and left open to the elements, The former Conservative Club, if anyone in the Town Hall is interested, The grand ballroom which was the sticking point of the alterations (because of its grandeur) now has window frames missing. If they can't sell this what chance have they of selling that dump at Church for such a ridiculous sum £150,000, I can remember it being sold for £14,000 app 20 years ago, and the sellers were glad to get shut of it.

It is because of new Health and Safety rules, brought out (I think) by the EEC regarding new development also change of use, of anything within a certain distance of a hazardous 'chemical' plant, this plant would have been moved years ago, it has nothing in it's favour, bad access etc, the only reason it is there is because it is licensed to produce Arsenic. Could you imagine any local authority giving planning permission for that, and other obnoxious activities that take place at this plant. Also you have the stinking bone yard 100 metres down the road, a hotel is a joke, homeless people would not stop there. Remember 'Bophal'?
