HH already cancelling jobs
 
Just got a letter pushed thro the door this morning about this area's kitchen/bathrooms being cancelled [for me a 2nd time] 'due to technical issues currently beign resolved we have instructed works to cease on any properties on the estate until further notice. Unfortunately this means that the start dates for your improvement works have had to be cancelled until another date is programmed. This desicion was made in order to keep distress & disruption to a minimum'

What the blumming heck does that tosh mean ???? When they cancelled my 1st date of start they said on answer machine 'that it was behind schedule - but dont worry all your choices have been ordered & new start date of works to be done by end of april' - mmmm now that seems to be cancelled now!

SO much for convincing us any different to what we were used to:confused:

We arnt even on the list for the referb i rang HH, 2 weeks ago all they would say is we are a special case, why cant they just admit they have no money its the worst thing we ever did leaving HBC.:Banane36:

Story of my life Mick :D tho well they've ordered my stuff but the grant bank ran out again - ah well just thank god i got me central heating which was the most needed:D

Wasn't the idea of transferring ownership to allow for extra money to be released by the government ? Pee ups in breweries spring to mind :rolleyes:

Mel you aint gonna try and convince us things would have changed are you?

The only change was in name and thats it. Everything else is the same as it was apart from the council running it. You can have a bacon and egg pie made with rotten eggs ang bacon thats gone off but because its presented in a dish surounded by perfume and roses dosnt change the fact that its content is rotten.

Perhaps the Observer might also pick up on this and ask what the problems are, and more importantly WHY ?

Its those high wages they are paying thats causing issue. Due to the lack of skilled and time served artisans those in the job can demand and get what they want.

Lucky tho i didnt cob a letter that thought was junk mail, as only had address on it, apparently the sparkie's firm contracted by HH had sent a confimation that the works to be boiler via sparkie was in accordance with electrical standards in January i nearly missed it :rolleyes:

i have been given 3 different excuses for a new door not arriving all in teh same week

1: we have it here but it opens teh wrong way

2: teh company dealing with your door went bust and we have had to re order it from another supplier

3: its been damaged


remeber these excuses were all provided in the same week , what a bunch of lying bastards they are at HH

Bit like my place ie more layers of management than the Arndale has carparking floors. Would bet they still get their bonus while the SFS get nowt!!!

Heheheheh now that is typical, we were supposed to get new front doors as we are still on old ones but now it is omitted from the improvements list to this area as well as double glazing that originally promised:( some how me thinks they will fail to get their housing stock upto standard by 2010:rolleyes:

when a landlord fails to do repairs you shoudl be able to do them yourself if able and deduct the rent

Can and are you allowed to do that? I always thought that applied to private letting not council letting. If you can the council will be in a bigger cash bind than now.

not council anymore though but are they now classed as private ?

We have a bunch that do the same kind of thing but with there own stock as the council retained theirs and they are classed as private landlords. You might have something there either that or a small claims action.

I have to admit this was my fear when I heard that Contour homes won the contract over us (Twin Valley Homes). We had heard that they were good at not delivering the promises they had made elsewhere and I also have to deal with them regarding properties they have in the Blackburn area (and that can be fun!!).

Hyndburn Homes is now known as a registered social landlord (RSL) as Lancsdave has said which to be honest means they have the same duties as a council housing dept..... but if they didn't organise their funding correctly then you will get these delays.. IMHO they started the improvement to quickly after transfer and sounds too me like the funding wasn't properly in place!!

Just had cruden inspector up, to re draft the kitchen plans apparently there was a major fluff up, especially up here where most properties still have asbestos which has admittantly delayed things & some points of the design wasn't practical for the fittings - like this guys honesty unusual in this field lol.

So now re-scheduled for getting work done around the end of May/begining of June, also managed to alter a bit of space for future appliance if should need a chest freezer, still want a dish washer tho:( lol but least there if should need it before too late which i was concerned with last plan after it was done.

In week commencing 26th March I had my central heating (warm air) replaced with combi boiler and rads. Workmen were in every day for 5 days.
The job is still not finished because the plasterers and joiners cant keep up with the plumbers and electricians so there is a 2 -3 weeks delay before they arrive. At present there are so many exposed pipes needing boxing in that the place is like a submarine (all piping is 'surface mounted' , some covered by plastic trunking).
When the job is eventually complete I will need to redecorate everywhere at my own expense. A bit pointless really because next year they are scheduled to rewire, and refit kitchen and bathroom.

All this repair work is needed and will be appreciated, since I want to see something to justify a rent increase of over 10% this year.

I just wish the project had been better planned -eg. better co ordination between work teams and some thought given to the 12 month wait before rewire happens. (then again - it might not happen judging by this news)

Yeh we had ours done in january much needed replacement to blowers, they didnt do a bad job & kept to schedule within 7 days complete. We are down for the kitchens to be done soon & a full rewire sometime i dont know when. Tho they told us that they will compensate rooms that need a full decoration with vouchers & the kitchen & bathroom will be done by them anyways - so all not that bad, better than the previous waste of spacers.

Yes there will be but dont know when they will issue them or how much but will get something towards re-docoration due to works. The kitchens & Bathrooms will be done as soon as internal works are finished they recon within the 5-6 weeks for both to be completed.

I would have preferred all the mess in the same year, but I suppose the have to do a bit of something for everybody each year. The rent goes up in 5 annual stages to a 'target rent' - I haven't been able to find out what this target rent is - (I don't get any housing benefit, so it matters) I have a friend who lives in a Twin Valley flat in Darwen similar size to mine and he paid £15 a week more than me last year.

Without wanting to thread wander mel, I applied for a grant from Wamfront before christmas for a central heating upgrade, (a DEFRA grant), they ok'd it but the installers wanted £702.00 top up money, so I put them on hold till I got the brass together, lo and behold a phone call this morning, from the installers "when can we start your job" "I said what about this top up money" "dont worry about that you can now have it for nothing" "start next week" I replied. So what do you make of that:confused:
