May I add to that one as well, the development near or behind Scaitcliffe House, was posted in the observer as not fitting in with HBC's plan for the area, mind they (HBC) are good at U turns.
Look at the Earl Transport saga, first HBC turn the application down because of the noise element, then when it comes up before the planning for a 2nd time they give it the yes, and 24 hour operating at that.
