The price. If he lived there until his death, or was in a home or hospital for a couple of years! Nothing.
I suspect the state of the property will be reflected in the price. It always is, regardless of who the seller is.
If in sixty years time, if some busy body trys to install something in my house, that is now seen as a necessity, and I didn't want it, and I just wanted to see out my days in peace, I'd shoot 'em, and barricade myself in.
